High End Staging, At-Cost

Our staging is designed to feel comfortable, personal, and elegantly lived in. To that end, we keep over 1000 square feet of warehouse space full of furniture, and greenhouse over 500 plants (we are known for our liberal use of live plants!).

Staging pricing includes full staging (furniture, rugs, decor and plants). We generally aim to stage 5-10 days prior to listing, and to de-stage 2 weeks after you accept an offer, or soon after the appraisal report comes back.

Managed Renovations

We know what buyers want and how much they will pay for it.

Modern buyers often have busy, stressful lives and will pay a premium for a home that is "turn key", beautiful, sexy, and meets their needs. Achieving this bliss point may require only cleaning and fluffing of your house, or may benefit from more extensive refurbishing, reconfiguration, and remodeling including painting, changing layouts and updating bathrooms and kitchens.

We can manage your design and build needs using our team of contractors.

Marketing

Marketing begins with beautiful photography of your market prepared home by our photographers, as well as the preparation of floor plans and data on your house.

These elements are used to create a custom website for your house, a MLS entry, a "Coming Soon" listing exclusive to Compass, and a high-gloss, heavy-stock marketing brochure for showings. In addition, we’ll create a custom landing page for your property, so that buyers can easily find all the information they need on your home.

We then schedule a 'blitzkrieg' week of extensive showings to brokers, public open houses, and private showings, with goal of making a market of "in love" buyers. We pride ourselves in never taking early offers so we can take the weekend off as is common with other agents.

Depending on market conditions and the property being sold, we typically get multiple offers on properties we list.

These offers are carefully reviewed, and in consultation with the seller, one is chosen that offers the best combination of price and chances to close.

We then work closely with the realtor, attorney, and banker on the other side to ensure that the remaining steps (inspection, purchase and sale, final walk through) go smoothly until the deal is closed.
